Terms & Conditions 

By submitting your reservation, you are agreeing to the terms and conditions. 

Submitting your information is a contractual agreement between myself Tim Brookes and the named person who booked online. 

To secure the booking, a 25% deposit is due at the time of your booking. Your balance is due within 6 weeks prior to your start date. A security deposit of £250 will be be added to your total which will be refunded within 3 days of your departure once the property has been inspected.  If any damage or breakages occur, they will be deducted from this.  If any damage or breakages occurs that exceeds £250 then the named person will be liable for the remaining balance.

Once the payment is received and a booking confirmation has been issued then a contract between myself, Tim Brookes the owner and the named person who booked online will come into existence. This contract then binds you and all the people in your group who will be staying at the property, and it is your responsibility to make sure that all members of the group accept the terms of the contract set out in these terms and conditions. Any failure to disclose all relevant information or comply with these terms may lead to cancellation of the contract and loss of the booking.  

If the remaining balance is not received by the due date, the booking will be treated as a cancellation and the client will remain liable to pay the balance in full.  

Cancellations

Any cancellations must be notified in writing.

Your deposit is non-refundable.
If you cancel less than 6 weeks before the holiday, but more than 4 weeks from the start date then the deposit will be forfeited.
If you cancel less than 4 weeks to the start of your holiday, then the deposit will be forfeited, the full balance remains due and is not refundable.   

The property owner will not cancel the booking except in exceptional circumstances. If this does occur, you will receive notification as soon as possible and we will refund your deposit and, where applicable, all monies paid us in regards to this booking alone, immediately.  

It is advised that you take out travel insurance to cover cancellations, if you decided not to then you accept responsibility for any loss that you may incur due to your cancellation.  

When making the booking, you accept responsibility for any damage, breakage or theft caused by you, any member of your party, or your pets and agree to cover any costs or losses that may incur as a result.   

If any damages or breakages do occur during your stay, we ask that you report the immediately so they can be fixed or replaced before the next guest arrive.  

Bookings made by any persons under the age of 18 will not be accepted. 

No parties or events, no stag or hen are permitted at the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition. 

The owner, Tim Brookes, reserves the right to refuse a booking without giving reason. 

The owner, Tim Brookes or a representative reserve the right to enter the property to undertake essential maintenance or for an inspection purpose. 

The owner, Tim Brookes, reserves the right to terminate a holiday without compensation if any unreasonable behaviour of the persons named on the booking along with their guests and pets affect the enjoyment or health of others, or the property.

Any problem or complaint which the client may have concerning their holiday must be reported to the owner immediately and we will endeavour to put the matter right. Any complaints not reported at the time and only reported after the client has returned home will not be considered by the owner.  

The owner reserves the right to make reasonable amendments or additions to these terms and conditions without notice.  

The owner reserves the right to make a charge to cover additional cleaning if the client leaves the property in an unacceptable condition. The check out is at 10am.  

The client may in no circumstance re-let or sub let the property.

Check in is from 4pm onwards, check out is by 10am. This then allows the accommodation to be cleaned and made ready for the next guests.  

No smoking or vaping is allowed anywhere inside the property. If anyone is found to have smoked or vaped in the property it will result in termination of the holiday, and loss of security deposit in full.  

The owner is not responsible for the loss of any personal belongings or valuables of the guest.  

The guests are responsible at all times for the safety and security of children and dogs, and children and dogs should be supervised at all times.  

Be aware that the top bunk in the third bedroom has a maximum capacity of 50kg.

A maximum of 2 well behaved pets are allowed at the property. Please do not allow pets onto the beds or sofas. We also ask that dogs are not to be left alone in the property.  Guests are responsible for cleaning up after their pets, and any animal waste not cleaned up on your departure will be charged for. 

No charging of electric vehicles. The electric is for the house only, not for the cost of running any electric vehicles during your stay.  

Please put all rubbish in black bin liners before putting into the dustbin. 

Please lock the doors and close the windows before leaving the property unoccupied. 

Please make sure you switch off lights, heating, or electrical appliances, we try to be as ecofriendly as possible.
